Unlocking Power Access Through Easement Research

The Challenge

How do you bring electricity to a landlocked 2.5-acre property surrounded by smaller lots, with no direct access to existing utilities? That was the challenge Lamar Technical Services faced while assisting a Pedernales Electric Cooperative client in securing power for his undeveloped property.

The primary obstacle was securing an easement from a neighboring landowner with an existing power source. Despite multiple attempts by both the client and our team, we encountered resistance from property owners, leaving us with only one potential power route—one that was far from ideal for either PEC or the neighbor who was willing to cooperate.

The Solution

Rather than settling for a difficult and costly solution, we took a deeper dive into county records.

  • Historical Research: By thoroughly examining Burnet County Records, we uncovered a neighborhood plat from the 1960s that designated a public utility easement along the property lines.
  • Regulatory Collaboration: We consulted with PEC, presenting our findings and confirming that this easement could be used without requiring landowner permission.
  • Optimized Solution: By leveraging the existing public utility easement, we identified a path that streamlined the process, reducing both cost and complexity for the client.
